The construction manager is the primary point of contact for the contractor and the environment. You register and report to/inform the official client about the status regarding progress, quality, and finances. You ensure that projects are realized on time, safely, and with the agreed quality. You manage (UAV management) civil and cultural-technical projects and are ultimately responsible for the execution by (sub)contractors.
What you will do.
- Consult with the supervisor on priorities and points of attention at the construction site.
- Discuss progress with contractors, check schedules and quantities, arrange deliveries, and review their prepared plans.
- Manage the relationship with contractors, keep them sharp on agreements, and ensure work is performed according to contract.
- Organize and lead construction meetings with internal and external parties.
- Resolve emergencies such as broken sewers, unexpected delays, or conflicts on the construction site, maintaining close contact with the client.
- Accurately manage the specifications and work administration.
- Plan and coordinate activities, provide instructions to supervisors, and coach them in their development.
- Ensure a seamless transfer from the construction phase to the management phase after inspections and controls.
- Oversee compliance with the concluded agreement.
- Monitor the desired technical quality level, planning, and progress of the work.
- Address the contractor regarding their responsibilities and obligations.
- Check logbooks and weekly reports.
- Chair (construction) meetings and elaborate minutes.
- Be present at inspections and tests.
- Inform and advise the construction manager on deviations from the agreement and contract.
- Demonstrably and verifiably perform and register controls.
- Request and check justifications, evidence, and receipts for the specifications and work administration.
- Handle and resolve domain-specific and work-related reports and complaints.
- Monitor compliance with the Health and Safety Act and environmental legislation.
- Control safety on and around the work.
- Consult and coordinate with involved stakeholders.
- Coordinate third-party activities (e.g., utility companies).
- Together with the technical project leader, arrange the contractor's delivery and transfer to management.
Profile
- HBO (higher professional education) work and thinking level and a completed degree in Civil Engineering.
- Minimum of three years of work experience as a construction manager.
- Solid knowledge and command of specification administration systems and various contract forms.
- Proficiency in Dutch, both written and spoken.
- Finds the balance between what must be done and what is possible, is results-oriented, and remains calm when things go differently.
- Has an eye for all interests, anticipates problems, and dares to say no when necessary.
- Accurate with figures and agreements, but also seeks compromises.
- Is firm and skillfully manages the dynamic between contractors, project group, and stakeholders to achieve the best result together.
