Asset Manager Real Estate
As an asset manager, you are in control of the housing portfolio of a socially driven housing corporation. You translate the strategy into concrete plans per complex and make decisions that contribute to a future-proof, affordable, and livable housing stock, with the tenant as the starting point.
What you will do. You are responsible for approximately half of the real estate portfolio and translate the portfolio strategy set by the portfolio manager into feasible plans at the complex level.
- Determine what the course towards more senior housing specifically means for the complexes in your portfolio.
- Focus most of your attention on the part of the stock that truly requires it; more routine, process-oriented tasks are a smaller part of your work.
- Substantiate your choices with data analyses and performance information.
- Advise management and the decision-making table on investments and maintenance.
- Prepare the multi-year investment budget.
- Monitor the performance of your complexes and coordinate your proposals with internal colleagues.
- Gather input from area teams regarding, for example, the technical condition and rentability.
Your main activities are:
- Translating the portfolio strategy into tactical, feasible complex plans and keeping them up-to-date.
- Conducting scenario studies for, for example, sales, sustainability, or transformation, and substantiating investment proposals.
- Monitoring performance at the complex level (return, occupancy, maintenance costs, customer satisfaction) and making timely adjustments.
- Preparing the multi-year investment budget, adjusting the multi-year maintenance budget, and setting priorities within the frameworks.
- Advising management and the decision-making table based on clear reports and analyses.
- Coordinating with internal stakeholders and building support among operational departments.
Profile
We are looking for an experienced asset manager who independently takes charge of a portfolio.
- HBO+ (higher professional education) working and thinking level.
- Minimum of 5 years of relevant experience in asset management, preferably within a housing corporation.
- Experience with technical, social, and financial management of real estate and with valuations.
- Knowledge of public housing, the Housing Act, and relevant laws and regulations.
- Ability to work independently and take initiative.
- Knowledge of Ortec Sam is a plus; understanding the profession is more important than system knowledge.
