Retail Leasing Manager
A strong leasing strategy is crucial for the success of a shopping center. You will develop and implement a commercially oriented leasing plan that aligns with the business plan and the long-term vision for the property. You will drive leasing performance, guide the on-site Leasing Manager, and bring together internal teams, brokers, and brand partners to achieve the best commercial results.
Your choices will determine which brands we collaborate with, how the retail mix evolves, and how the destination performs for visitors, tenants, and other stakeholders.
What you will do.
- Develop and execute the leasing strategy for the shopping center, in line with commercial and strategic objectives.
- Contribute the leasing input to the annual business plan, budgets, long-term forecasts, and financial reports.
- Achieve leasing KPIs, such as number of deals, vacancy rate, base rent, turnover rent, and growth of ERV (Estimated Rental Value), and clearly communicate progress, risks, and opportunities.
- Lead, coach, and develop the Leasing Manager, with clear frameworks and guidance on individual and property-specific objectives.
- Build strong, direct relationships with key brands, reducing reliance on brokers and securing higher quality deals.
- Select, manage, and motivate external leasing brokers, aligned with the property's strategy and internal standards.
- Lead negotiations for new leases, from initial discussion to signing, store opening, and completion, including internal and joint venture approvals.
- Introduce new brands, including in emerging categories, to strengthen the destination's offering.
- Manage property-level leasing activities, such as transfers, break options, terminations, and lease renegotiations.
- Develop the anchor tenant strategy, focused on attracting, retaining, and optimizing key relationships.
- Collaborate closely with Retail Design, Development, Operations, Centre Management, Finance, Research, Legal, and Marketing teams.
- Ensure compliance with rules and procedures, including KYC, internal governance, and approval processes.
- Collaborate with Marketing, PR, and Commercial Partnerships to support brand launches, increase visibility, and leverage cross-selling opportunities.
- Continuously assess unit layouts and leasing opportunities to maximize revenue, enhance customer experience, and create long-term value.
