Real Estate Asset Manager

As an asset manager, you will be in charge of the housing portfolio. You translate strategy into concrete plans per complex and constantly make the crucial trade-offs: every euro spent on one building cannot be spent on another. This way, you contribute to a future-proof, affordable, and livable housing stock, with the tenant as the starting point. You will work within a Real Estate Management team, part of Strategy and Innovation.

Together with the portfolio manager and a fellow asset manager, you form a small, close-knit team with short lines of communication and a lot of personal responsibility. The portfolio manager sets the strategic course; you translate this into practice and have ample room to steer independently. What you do

You are responsible for approximately half of the real estate portfolio and translate the portfolio strategy set by the portfolio manager into feasible plans at the complex level. For example, regarding the direction towards more senior housing: you determine what this specifically means for the complexes in your portfolio. Most of your attention will go to the part of the stock that truly requires it; more routine, process-oriented tasks are a smaller part of your work.

You substantiate your choices with data analyses and performance information and advise management on investments and maintenance. You draw up the multi-year investment budget, monitor the performance of your complexes, and coordinate your proposals with internal colleagues. You gather input from area teams regarding, for example, the technical condition and marketability. Your main activities are:

  • Translating the portfolio strategy into tactical, feasible complex plans and keeping them up-to-date
  • Conducting scenario studies for, e.g., sales, sustainability, or transformation, and substantiating investment proposals
  • Monitoring performance at the complex level (return, occupancy, maintenance costs, customer satisfaction) and making timely adjustments
  • Drawing up the multi-year investment budget, adjusting the multi-year maintenance budget, and prioritizing within the frameworks
  • Advising management based on clear reports and analyses
  • Coordinating with internal stakeholders and building support within the operational departments

What they ask We are looking for an experienced asset manager who independently takes charge of a portfolio. You think strategically and tactically, have strong analytical insight, and dare to look ahead. You are firm, carefully weigh interests and budgets, and know how to convince others with your substantiation. You enjoy working collaboratively and bring the necessary drive. Additionally, you bring the following:

  • Higher professional education (HBO+) working and thinking level
  • Minimum of 5 years of relevant experience in asset management, preferably within a housing corporation
  • Experience with technical, social, and financial management of real estate and with valuations
  • Knowledge of public housing, the Housing Act, and relevant laws and regulations
  • The ability to work independently and take initiative
  • Knowledge of Ortec Sam is a plus; understanding of the profession weighs heavier than system knowledge
