Operational Property Manager
For a private real estate organization with a long-term vision, we are looking for an Operational Property Manager. This is a dedicated professional who maintains an overview, takes responsibility, and ensures that daily management is well-organized. You will join a compact organization with a property portfolio in a specific country. Continuity, sustainable value development, and reliable relationships form the foundation.
Communication lines are short, collaboration is personal, and your contribution is directly visible. Within this environment, you will have the freedom to work independently and contribute to the ongoing professionalization of property management.
What you do
As an Operational Property Manager, you connect tenants, suppliers, and internal stakeholders. You are aware of what is happening in the portfolio, set priorities, and ensure that questions and tasks are followed up diligently. You combine practical insight with a structured way of working. For a maintenance request, you assess what is needed, engage the right party, and monitor the execution. Simultaneously, you keep an eye on costs, quality, and the importance of a good relationship with the tenant.
- Coordinate daily operational and technical property management.
- Maintain contact with tenants and follow up on questions, reports, and agreements.
- Organize and supervise maintenance, repairs, and inspections.
- Request and compare quotes and monitor the performance of suppliers and executing parties.
- Monitor schedules, maintenance budgets, and agreements made.
- Ensure up-to-date property files and clear administration.
- Identify risks and improvement opportunities and translate them into concrete actions.
- Liaise with the asset manager and other stakeholders regarding progress and priorities within the portfolio.
Profile
You appreciate when things are well-organized. You are approachable, communicate clearly, and dare to address suppliers when agreements are not met. You easily switch between a practical on-site question and updating a schedule or cost overview. You feel at home in a small organization where independence and collaboration go hand in hand. You see what is needed, take initiative, and also know when consultation is necessary.
What they ask
- Experience in property management, technical management, or a comparable coordinating role.
- MBO+/HBO (vocational/higher professional education) working and thinking level, for example, from real estate, construction, or facility management.
- Technical insight to assess maintenance requests and effectively manage executing parties.
- A sense of costs, quality, and meticulous recording of agreements.
- A practical, structured working method and clear communication.
- Sense of responsibility, integrity, and discretion.
