Real Estate Manager
The facility team of a government organization manages multiple real estate properties in addition to the main building. The main building provides shelter for displaced persons and leases floors to external parties. A sustainability and renovation project for the main building is imminent. The increased complexity and professionalization of the facility team have led to this vacancy for real estate management.
You will be part of the hard services cluster (buildings, technology) and will be responsible for managing the real estate within the facility portfolio. You will be accountable for the commercial, technical, legal, and administrative management of the real estate in the portfolio.
What you will do.
- You will fulfill the owner's role for the owned real estate in your portfolio and will be involved in the purchase or (re)leasing of any new objects/floors.
- You will prioritize activities in a 5-year cycle. With input from the hard services coordinator, you will decide on any reprioritization in the multi-year investment plans and multi-year maintenance plans (MIP/MOP) and operational activities.
- You will be responsible for drafting and updating the MOP and MIP and will be closely involved in drafting (maintenance) contracts and tenders.
- You will be well-informed about legal obligations and regularly test compliance.
- You will be the point of contact for (complex) lease and usage agreements with external parties, guiding these processes and drafting the agreements, possibly in consultation with advisors.
- You will report to the facility manager on the entire exploitation (costs and benefits) of your portfolio.
Profile
- Experienced and driven real estate professional with the ambition to efficiently and optimally manage a diverse real estate portfolio.
- You know how to motivate employees and involve them in plans.
- You can navigate between customer-centricity and political interests, being customer-friendly but also steadfast when the situation demands it.
- Flexible and agile, good at handling unexpected turns and seeing opportunities instead of obstacles.
- Creative in problem-solving, communicating clearly, convincingly, and empathetically.
- Good balance between steadfastness and adaptability.
- Ability to combine strategic insight with practical implementation skills.
- Decisiveness to achieve concrete results.
- Completed real estate-related education at a minimum of HBO level, for example 'Vastgoed en Makelaardij' or 'Bouwmanagement en Vastgoed'.
- Minimum of 5 years of management experience in a similar role, preferably within the (semi-)government sector.
- Experience with the owner's role and leasing/renting of real estate, quality and contract management, and multidisciplinary contracts.
